Having and knowing your budget is key to starting the search. I strongly suggest you sit down with your bank or a mortgage broker to see what you can afford.
Once you feel comfortable working with me, we should enter into a Buyer Representation Agreement. This ensures that we are both 100% committed to each other and finding the right property.
Let's go over what your requirements are. Having a clear picture of what you are looking for, makes it easier for me to search and find you the right property.
Have you put together your downpayment? Many financial institutions require your downpayment to be in your account for several months.
The law requires us to go over and sign some standard OREA forms. Such forms are Working with a Realtor, Disclosures etc. Ask me to go over those forms and explain them to you in detail.
Have you decided where you would like to purchase? Narrowing down to a specific area is a great idea. You will become an expert in that area, ready to buy.
Are you planning on a mortgage or to pay in cash? Knowing and having your financing ready enables us to make that offer as soon as we see the right property.
Making An Offer
Once we are ready and we find that right property we are then ready to make an offer. I will prepare the offer with the terms and conditions you like. We can even sign it digitally!
